Terms of Use
Last updated: October 23, 2026
These terms cover your use of vaoptional.com and anything you buy from us, including the VA Optional course and the optional monthly subscription. By using the site or buying from us, you agree to them. If you don't agree, please don't use the site.
01
Who we are
VA Optional is a product of The Lean Landlord, LLC, a Connecticut limited liability company. You can reach us at stephanie@theleanlandlord.com.
02
Using this site
You may read, use and share our public pages. You may not copy our content and republish it as your own, scrape the site, try to get into parts of it you haven't been given access to, or use it for anything unlawful.
You need to be at least 18 to buy from us.
03
Our content
Everything on this site belongs to The Lean Landlord, LLC or is used with permission. That includes the writing, videos, images, course material, agents, skills, automations, templates and documentation. Buying VA Optional gives you the right to use it in your own business, as described under "Your license" below. It doesn't transfer ownership.
04
What VA Optional is
VA Optional is a self-paced video course. It shows you how to set up AI agents and automations that take over work you'd otherwise hand to a virtual assistant. Stephanie Cabral teaches it from the systems she built and runs in her own 19-unit rental portfolio.
05
What your one-time payment includes
VA Optional costs $2,497, paid once. That payment includes:
- Access to the course, including the pre-work, every lesson, and the course material, prompts, skills and templates that come with it.
- Your own copy of our Airtable hub, set up in your Airtable workspace within 2 business days of us receiving what we need from you.
- One hour of one-to-one tech support, usable in shorter sessions. It covers setup first; any leftover time can go to any tech issue. It stays available while your membership is active, including the first 30 free days that every course purchase includes. Unused time is forfeited if your membership ends. You can buy additional support time anytime.
- Membership for your first 30 days. Every buyer is a member for their first 30 days and gets everything the subscription includes, listed below, at no extra cost.
Payment is due in full at checkout, in US dollars, and is processed by Stripe. We don't offer payment plans right now. Your access starts once payment clears.
06
Rescheduling included support calls and missed appointments
This policy applies to both the included 30-minute audit and the included 60-minute setup call. These are two ways to use your included support hour, not two separate allowances.
If you notify us that you cannot attend at least 4 hours before the scheduled start time, you may reschedule that call without losing its included minutes. Notice given exactly 4 hours before the start time qualifies. You may reschedule the same call up to 2 consecutive times under this policy. A third consecutive reschedule is not covered by this entitlement.
If you give less than 4 hours' notice, or do not attend without notifying us, we reserve the right to count the appointment as taken and deduct its full scheduled duration from your included support minutes. In that case, no replacement call is owed: a missed 30-minute call may use 30 minutes, and a missed 60-minute call may use all 60 minutes.
All rescheduled calls are subject to availability and must take place while your membership is active. Rescheduling does not extend your membership or preserve unused included support time after your membership ends.
07
The monthly subscription
The subscription keeps your membership going after your first 30 days. It's optional, and you keep access to the full course for as long as VA Optional exists, with or without it. You can sign up by ticking a box at checkout, or later from your profile. We won't charge you for it unless you agree to it.
The subscription costs $97 a month. While you're a member, you get:
- Every update to the course.
- Every update to Vera and the other agents you set up in the course. They stay yours even if your membership later ends; the membership is what keeps them getting smarter.
- Every new skill and agent we release, at no extra cost.
- Monthly office hours with Stephanie, and recordings of those sessions in your library.
- Help in Slack from our AI engineer and automater and Stephanie, for Vera, your agents, and tech issues.
- 20% off every Build Day while your membership is active. Build Days are live workshops where Stephanie teaches a big system, too large for a Slack message, and you build it in the session.
Your first $97 charge happens when your first 30 days end, or on the day you subscribe if that's later. After that, your subscription renews automatically every 30 days until you cancel.
08
Cancelling your subscription
You can cancel anytime from your account. The cancel button takes you to Stripe, where it takes one or two clicks. You don't need to email us or give a reason.
When you cancel, you won't be charged again. Your subscription stays active until the end of the month you've already paid for, and then it ends.
If you'd rather not use your account, you can email stephanie@theleanlandlord.com asking us to cancel, and we'll process it within one business day.
09
What changes when your membership ends
If you don't subscribe, your membership ends when your first 30 days are up. If you do subscribe, it ends when you cancel, or when a payment fails and can't be collected. From that point you no longer receive:
- Updates to the course
- Updates to Vera and the other agents. They stay yours and keep working; they just stop getting new updates.
- New skills and agents
- Future office hours with Stephanie and new session recordings
- The member discount on Build Days
- Help in Slack from our team
- Any unused time from your included tech support hour is forfeited.
You keep:
- Access to the course and all its material for as long as VA Optional exists.
- Every update and skill you received while you were a member.
- Everything already set up in your own accounts. The agents and automations you've built run in your own Claude, Airtable and other accounts, and ending your membership doesn't switch any of them off.
10
Restarting your subscription
You can restart your subscription anytime from your profile. You'll pay the subscription price at the time you restart, which is $97 a month today. When you restart, you get everything released while you were away, including new skills and updates to Vera and the other agents.
11
Price changes
We may change the subscription price. If we do, we'll email you at least 30 days before your first charge at the new price, so you have time to cancel if you don't want to continue. A price change never affects what you've already paid.
12
Founding members
You are a founding member if you enrolled in the founding cohort of VA Optional, which ran live from August 25 to September 15, 2026.
As a founding member, you will never be charged again for VA Optional. You get everything the subscription includes, for as long as VA Optional exists, at no cost. That covers updates to the course and to your agents, new skills, office hours with Stephanie and access to our team in Slack. Build days remain a founding-member benefit, not a benefit of the monthly subscription. You don't need to sign up for the subscription, and nothing on this page creates a new charge for you.
You also keep everything your original purchase included, including the recordings of the live sessions and the agents and automations built during the sprint.
13
How long your access lasts
Your access to the course lasts for as long as VA Optional exists, whether or not you keep a paid membership. This is not a promise of access for your lifetime. Everything in the course is downloadable, including the videos, course material, skills and templates. If we ever retire VA Optional, we'll give you at least 30 days' written notice so you can download what you want to keep before access ends.
14
Refunds
All sales are final. We don't refund the one-time payment or any subscription charge. Our Refund Policy has the details.
15
Referral program
Once you've bought VA Optional, you get a personal referral link. Anyone who buys VA Optional through your link can get 10% off the one-time price, and you earn 10% of what they paid for it. The discount applies to the one-time price only, never to the membership.
You also earn 10% of each monthly or yearly membership payment that succeeds before 365 elapsed days from the referred buyer's original successful course payment. Each buyer has a separate period. The first 30 free membership days count toward it but earn nothing because no membership payment is collected. Payments at or after the exact cutoff earn no commission. Adding membership later, changing plans, cancelling or restarting does not reset or extend the period.
Your own course purchase date never starts or ends another buyer's earning period. If you refer buyer B tomorrow and buyer C six months later, each gets a separate full 365 days from their own successful course payment. Buyer C's qualifying payments can still earn commissions after buyer B's period has ended.
A qualifying yearly membership payment earns the full 10% of the amount actually paid, even when its membership coverage extends beyond the 365-day cutoff. We do not prorate that commission. You do not need to keep your own membership active to earn qualifying commissions. Self-referrals do not qualify.
Each commission is held for 30 days after its successful payment, then paid in the next monthly payout through Stripe in US dollars, with no minimum payout. Complete Stripe's bank and tax setup first; otherwise your earnings wait. The 365-day limit governs earning, not payout timing: valid commissions remain payable after the period ends. If a charge is refunded or disputed, its commission is cancelled. If already paid, it is deducted from your next payout.
The 365-day limit applies to all referrals, including existing ones, measured from each buyer's original successful course payment, not from the date this rule is introduced. Introducing the limit does not automatically reclaim commissions already paid. Existing affiliates will be notified before this change is activated. Where the original payment date is uncertain, we must verify it before paying the affected membership commissions.
Referrals and commissions run through Stripe. Your VA Optional account shows referral sales, earnings and verified earning-period dates.
Your referral link or code must be applied at checkout. We cannot add a discount or credit a referral after purchase. There is no limit on how many people you refer. The course discount cannot be combined with other offers and never applies to membership payments.
16
Your license
Your purchase is for you and the business you run. You can use everything we give you inside that business, adapt it and build on it. You may not share your login, resell or redistribute the course, agents, skills or templates, or use them to deliver a competing training or service to others.
17
Tools are not included
VA Optional runs on third-party software that you subscribe to directly and hold in your own name. Those subscriptions aren't included in the price and we don't resell them. Their pricing, availability, features and terms are set by those companies and can change without notice. We aren't responsible for their performance, outages or costs.
18
The Slack community
The Slack community is a shared space, so other members can see what you post. Please be respectful. We may remove anyone who harasses other members, spams, or shares course material outside VA Optional.
20
Results aren't guaranteed
We show you what we built and what it does in a real 19-unit portfolio. What you get out of it depends on your business, your systems, the work you put in, and factors we don't control. Nothing on this site is a promise of any particular financial outcome, time saving or business result.
Nothing here is legal, tax, accounting or financial advice. The rules for your business depend on where you operate and what you do, and you're responsible for meeting them. Where it matters, get professional advice.
21
Automated systems and your responsibility
The systems taught in VA Optional act on your instructions inside your own accounts. You decide what runs automatically and what you review before it goes out. You remain responsible for everything sent from your accounts, including anything sent by an automation you set up. We recommend keeping a human review step on anything consequential, and we cover how to do that in the course.
22
Limitation of liability
To the fullest extent the law allows, The Lean Landlord, LLC isn't liable for indirect, incidental or consequential damages arising from your use of this site or our products. Where liability can't be excluded, it's limited to the amount you paid us.
23
Governing law
These terms are governed by the laws of the State of Connecticut. Any dispute will be handled in the state or federal courts located in Connecticut.
24
Changes to these terms
We may update these terms. The date at the top shows the last revision. Changes apply going forward and don't alter the terms of a purchase you already made. If a change affects your subscription, we'll email you before it applies.
